The North Point parcel is an undeveloped piece of property located near the“gateway”onto Hilton Head Island adjacent to the William Hilton Parkway, USHWY 278. The Town of Hilton Head Island sent request for proposals (RFPs) to multiple development teams to joint venture with the Town and develop a housing community in alignment with their workforce housing initiatives providing an affordable housing option for the critical employees of the island. KoontzJones Design was brought onto the team of a local Hilton Head developer to provide planning, landscape architectural and sustainable initiative services for the project team. KJD developed a 132-unit mixed use housing plan with one and two-bedroom apartment units and a “pocket neighborhood-style” cluster of single-family-attached cottages. The design preserved specimen live oaks and pine trees throughout the site, featured sustainable bio-retention storm water management, rainwater collection cisterns, native/edible community gardens, amenities, and a connected system of pathways, to promote sustainability of the community and environment.
